How much does window cleaning cost in Wakefield? (2026 prices)
By Joe Hinchliffe · 17 October 2026
If you've searched "how much does a window cleaner cost" you've probably seen numbers that don't match what your neighbours pay. National cost guides talk about £30 to £40 a visit. Most regular rounds in Wakefield charge about half that. This post sets out real 2026 figures for Wakefield homes, where they come from, and what you should expect to get for your money.
Disclosure up front: I'm Joe Hinchliffe. I run this site and I also own Reach To Clean, a window cleaning company based in Wakefield. Some of the figures below are Reach To Clean's own published prices. I've said where each number comes from so you can judge it for yourself.
The short answer
For a typical Wakefield semi-detached or terraced house, a regular outside window clean costs about £16 to £20 a visit, depending on how often you have it done. Bigger houses cost more: roughly £20 to £22 for a detached house and £26 for a five-bed on a 6-weekly round.

Wakefield window cleaning prices by house type (2026)
These are the figures we use for Wakefield and other places within 10 miles of WF3. The 6-weekly and 12-weekly prices are published by Reach To Clean on reachtoclean.co.uk. The 4-weekly and 8-weekly prices are worked out from the 6-weekly price (×0.9 and ×1.1), because the more often windows are cleaned, the less dirt there is to remove each time.
| House type | 4-weekly | 6-weekly | 8-weekly | 12-weekly |
|---|---|---|---|---|
| Terrace or semi-detached | £16 | £18 | £20 | £27 |
| Detached (3–4 bed) | £18 | £20 | £22 | £30 |
| 3-storey town house | £20 | £22 | £24 | £33 |
| Detached (5 bed) | £23.50 | £26 | £28.50 | £39 |
Reach To Clean also publishes £20 for a bungalow and £18 for a flat on its 6-weekly round. Add-ons it lists include conservatories from £6 and garage doors from £2, with gutters and fascias quoted per job.
These are one firm's prices, not an independent survey. As people submit real prices through the site, each town's figures switch to the median of real submissions once a house type and frequency has five or more. You can add your own price in about 30 seconds; it's anonymous.
Why national cost guides look so much higher
You'll find very different numbers depending on where you look:
- Consumer cost guides. Checkatrade's guide puts a semi-detached house at a starting cost of £35 and a detached house at £40. MyJobQuote gives £20 to £40 for a regular clean of a semi.
- Trade pricing guides. Manage My Round, a guide aimed at window cleaners, puts a 3-bed semi at £12 to £18 front and back on a 4-weekly round outside London.
- Window cleaners themselves. On the UK Window Cleaning Forums, cleaners in the North of England regularly quote £10 to £15 for a 2-bed or 3-bed semi on a monthly round.
The gap is mostly about what's being priced. Consumer guides often blend in one-off and first cleans, inside windows, and lead-generation "starting from" prices. A regular round is cheaper per visit because the glass is kept on top of, the cleaner works a whole street at a time, and there's no travel between scattered one-off jobs.
So if you're quoted £18 for a regular clean of a semi in Wakefield, that's in line with the local market, not a bargain-basement price and not a rip-off.
How often should you have your windows cleaned?
Cleaning more often costs less per visit but more per year. Using the semi-detached figures above:
| How often | Per visit | Visits a year | Per year |
|---|---|---|---|
| 4-weekly | £16 | 13 | about £208 |
| 6-weekly | £18 | about 8.7 | about £156 |
| 8-weekly | £20 | 6.5 | about £130 |
| 12-weekly | £27 | about 4.3 | about £117 |
That's why a 4-weekly price can look cheaper than a 6-weekly one on paper. Per year it isn't. 6-weekly is the most common choice around Wakefield because it keeps windows looking clean without paying for 13 visits a year. Reach To Clean says its 6-weekly service saves 33% per clean compared with 12-weekly, which matches the table: £18 against £27.
What affects the price of your house
Two houses on the same street can be priced differently. The main factors are:
- Size and number of windows. A detached house usually has more glass than a semi.
- Height. Three-storey town houses take longer and need longer poles.
- Conservatories and extensions. These are usually priced as extras.
- Access. Locked gates, steep paths or no parking nearby all add time.
- First clean. If your windows haven't been done for a while, expect the first visit to cost more. Trade guides suggest 50% to 100% extra.
It also helps to know what kind of housing is common where you live. In the 2021 Census, the neighbourhood around Sandal was 64% detached houses. Around Crigglestone it was 62% semi-detached, and around Normanton 45% semi-detached and 31% terraced. Around central Wakefield, half of households live in flats, which are usually cleaned under a communal contract arranged by the managing agent.
What should be included?
When you compare quotes, check what you're actually getting. A good regular clean should cover:
- all outside glass, front and back
- frames, sills and doors, not just the glass
- a reminder before the visit, so you know when to unlock the gate
- an easy way to pay, such as card or Direct Debit after each clean
- a re-clean if something's missed
Reach To Clean, for example, includes frames, sills and doors on every visit, texts the day before, takes payment by GoCardless after each clean, and offers a free re-clean if you call within 48 hours. Whoever you use, ask whether they're insured.
