Window cleaning prices in Leeds vs Wakefield: do they really differ?
By Joe Hinchliffe · 19 October 2026
People who live on the Leeds and Wakefield border ask me this a lot: is it cheaper to use a Wakefield window cleaner or a Leeds one? The honest answer is that the published prices are much closer than most people expect. What differs is the way prices are quoted and the kind of houses being cleaned.
Disclosure up front: I'm Joe Hinchliffe. I run this site and I also own Reach To Clean, a window cleaning company based in Wakefield. Reach To Clean's prices are used below, and I've marked them clearly. The Leeds prices come from other firms' own websites, read on 19 October 2026.
The short answer
For a regular outside clean of an ordinary 3-bed house, published prices from Leeds firms run from about £15 to £18 every 4 weeks and £18 to £22 every 8 weeks. In Wakefield, Reach To Clean charges £18 every 6 weeks for a terrace or semi. Per year, that all lands in roughly the same place, as the tables below show.

Published prices in Leeds (2026)
These are prices Leeds window cleaning firms publish on their own websites. They're each firm's own figures, not a survey, and "from" prices are the cheapest case.
| Firm (area) | Smaller house | 3-bed | 4-bed | 5-bed+ |
|---|---|---|---|---|
| Trusted Cleaners (Leeds and Harrogate), 4-weekly | £14 (1–2 bed) | £18 | £22 | £26 |
| Trusted Cleaners, 8-weekly | £17 (1–2 bed) | £22 | £26 | £30 |
| Ash's Window Cleaning (Cross Gates, east Leeds) | From £15 every 4 weeks, from £18 every 8 weeks | |||
| Halton Cleaning Services (Leeds) | Prices from £12 |
Trusted Cleanerz, which covers Leeds, Bradford and Wakefield, lists £15 to £20 for a 2-bed terrace, £20 to £30 for a 3-bed semi and from £30 for a 4-bed detached.
Published prices in Wakefield (2026)
For Wakefield, I'm using Reach To Clean's prices from reachtoclean.co.uk. I own Reach To Clean, so treat this as one firm's price list, not a neutral survey.
| House type | 6-weekly | 12-weekly |
|---|---|---|
| Terrace or semi-detached | £18 | £27 |
| Detached (3–4 bed) | £20 | £30 |
| 3-storey town house | £22 | £33 |
| Detached (5 bed) | £26 | £39 |
Add-ons are a conservatory from £6 and a garage door from £2, with gutters and fascias quoted per job.
Compare the year, not the visit
The biggest reason the numbers look different is frequency. Most Leeds plans are 4-weekly or 8-weekly. Reach To Clean's are 6-weekly or 12-weekly. A 4-weekly price always looks cheaper per visit than a 6-weekly one, because there's less dirt to shift each time, but you pay for more visits.
Here's the yearly cost of a 3-bed using the published prices above:
| Plan | Per visit | Visits a year | Per year |
|---|---|---|---|
| Trusted Cleaners, Leeds, 4-weekly | £18 | 13 | about £234 |
| Reach To Clean, Wakefield, 6-weekly | £18 | about 8.7 | about £156 |
| Trusted Cleaners, Leeds, 8-weekly | £22 | 6.5 | about £143 |
| Reach To Clean, Wakefield, 12-weekly | £27 | about 4.3 | about £117 |
So the cheapest option isn't Leeds or Wakefield. It's whichever frequency you're happy with. If you want your windows looking clean most of the time, you'll pay roughly £150 to £235 a year on either side of the border. If you're happy with every two or three months, it's about £115 to £145.
Why some Leeds prices start lower
The other big factor is the housing. In the 2021 Census, Wakefield district was 22% detached, 45% semi-detached and 22% terraced, with 9% in purpose-built flats. Leeds was 16% detached, 38% semi-detached and 25% terraced, with 18% in purpose-built flats. Leeds has more small terraces and flats, and fewer big detached houses.
Leeds also has a type of house you rarely see in Wakefield. Leeds City Council's housing strategy says the city still has about 19,500 pre-1919 back-to-back houses in use. A true back-to-back shares its rear wall with the house behind, so it has no back windows at all. That's a quick job, which is why you'll see "from £12" in Leeds.
Within our own patch, the Leeds-side villages look more like Wakefield than inner Leeds. Around Rothwell the Census neighbourhood was 52% semi-detached. Around Lofthouse it was 36% semi-detached and 30% terraced. Morley is the odd one out, with 33% terraced and 35% flats in its central neighbourhood.
What this site shows for Leeds
Places within 10 miles of WF3, including Leeds, Rothwell, Lofthouse and Morley, use the same local table as Wakefield. That's because the same rounds work both sides of the border, and the published Leeds prices above don't suggest a different price level. As real prices come in, each town switches to the median of submissions once a house type and frequency has five or more. If you're in Leeds, you can add your own price anonymously in about 30 seconds.
How to compare quotes fairly
Whichever side of the border you're on, check four things before you pick a cleaner:
- Frequency. Turn every quote into a yearly cost.
- What's included. Frames, sills and doors should be part of a regular clean. Trusted Cleaners, Ash's and Reach To Clean all say frames and sills are included.
- Extras. Conservatories, extensions and skylights are usually extra. Trusted Cleaners lists a conservatory at £5 or £10, and Reach To Clean from £6.
- The first clean. If your windows haven't been done for a while, expect the first visit to cost more.
If a quote is in the ranges above for your house type and frequency, it's a normal local price, whether the van says Leeds or Wakefield.

Frequently asked questions
Is window cleaning cheaper in Wakefield than in Leeds?
Not by much. Published 2026 prices from Leeds firms put a regular 3-bed clean at about £15 to £18 every 4 weeks and £18 to £22 every 8 weeks. Reach To Clean in Wakefield charges £18 for a semi every 6 weeks. Once you allow for how often the clean happens, the prices are very close.
Why do Leeds window cleaners quote 4-weekly and 8-weekly prices?
It's how most rounds are scheduled, not a different price level. Several Leeds firms sell 4-weekly and 8-weekly plans, while Reach To Clean in Wakefield sells 6-weekly and 12-weekly. To compare them, work out the yearly cost: price per visit times visits a year.
Why are some Leeds window cleaning prices as low as £12?
'From' prices are for the smallest houses. Leeds has around 19,500 pre-1919 back-to-back houses still in use, according to Leeds City Council, and a true back-to-back has no rear windows, so there's much less glass to clean.
What should a regular window clean include?
All outside glass, frames, sills and doors. Most of the Leeds and Wakefield firms quoted here say frames and sills are included as standard. Conservatories, skylights and extensions are usually extra.
